Title insurance
What is title insurance?
A one-time policy purchased at closing that protects the owner or lender against covered losses from defects in the property’s title — like forged documents, unknown heirs, or undisclosed liens.
Do I need an owner’s policy if my lender requires a lender’s policy?
The lender’s policy only protects the lender. An owner’s policy protects your equity and is the only way to insure your own ownership.
Who are your underwriters?
We issue policies through Fidelity National Financial (FNF National Agency) and First American Title Insurance Company.

How do I open an order?
Email the fully executed contract to orders@suretitleco.com. We open files the same business day.
How do I send earnest money?
Use our secure Send Earnest Money link on this website. Never use emailed payment instructions you haven’t verified by phone.
What do I bring to closing?
A valid government photo ID for each signer and your verified funds to close. We’ll tell you anything else in advance.
How long does closing take?
Most signings take 30–60 minutes.
Can I sign remotely?
Often, yes — through mail-away packages or remote options when your lender allows. Ask us early.
How do I check my file status?
Log in to Qualia Connect at any time, or call our office.
Costs & taxes
What is Tennessee’s transfer tax?
$0.37 per $100 of the sale price (or value if greater), plus a mortgage tax of $0.115 per $100 of the loan above $2,000. Try our Tennessee tax calculator on the Mortgage Calculators page.
Does Mississippi have a transfer tax?
No, Mississippi has no state real estate transfer tax. County recording fees still apply.
Who pays closing costs?
It depends on your contract and loan type. Your Realtor® and our team can walk you through buyer and seller costs before closing.

We deliver wire instructions only through a secure, identity-verified portal and will never change them by email or text. Always call (901) 881-0606 to verify.
What if I suspect wire fraud?
Call your bank immediately, then call us, and report it at ic3.gov.
