How the scam works

How wire fraud happens in real estate

Criminals hack or spoof the email accounts of agents, title companies, lenders, or clients. They watch a transaction quietly, then send a convincing email — often just days before closing — with “updated” wire instructions that route money to their own account. Once a wire is sent, it is very difficult to recover.

Red flag: urgency

“Wire today or you’ll lose the house.” Pressure to act fast is a classic fraud signal.

Any change to bank, account, or routing details — especially by email — should be treated as fraud until verified by phone.

What should I do if I already sent a wire I think is fraudulent?

Call your bank immediately and ask them to recall the wire, then call Sure Title and file a report with the FBI’s Internet Crime Complaint Center at ic3.gov. Speed matters.
