Tennessee documents record with the county Register of Deeds; Mississippi documents record with the Chancery Clerk.

Proration methods and due dates differ by state and county. Make sure your client’s estimate reflects the right jurisdiction, and remind Mississippi owner-occupants to apply for the homestead exemption after closing.
